27633928: FY27 CPOP M&R Building 4 HVAC/Electrical Distribution
Forecast details
Requirement
Scope: Building HVAC system failure is becoming a normal occurrence. Fan motors and VFD equipment are nearing their life expectancy and are constantly failing, leaving tenants uncomfortable and life safety equipment at risk for failing due to overheating. With one unit down, second unit is limping along but is not on the emergency power. Power loss means complete shutdown of HVAC to the building which houses critical OPS centers. Additional strain on second unit is also increasing its degradation. FE kept a fan and VFD on hand which normally has a 6-mo. lead time. This is reducing the down time to 2 weeks but is not a sustainable nor a CG-43 condoned practice. Including multiple server room HVAC replacement upgrades and redundancy due to CRAC unit compressor failures and ongoing troubleshooting.
